No fine print surprises: here is everything your Haven contract covers, everything that stays your responsibility, and everything you can add at extra cost.
This scope forms part of your Haven contract. Read it together with the Site Readiness Checklist before signing, so you know exactly what we build, deliver and connect — and what stays on your side of the fence.

Everything covered in your contract
From the factory floor to the final certificate, one fixed team handles the lot.
Unit & factory fit-out
- Expandable home built to your order
- Full kitchen: cabinetry, sink, cooktop, rangehood
- Full bathroom: toilet, shower, vanity, tapware
- Internal wiring, GPOs, light points, RCBO protection
- Internal pipework and fittings
- Double glazed windows and entry door
- Floor coverings throughout
- 2.4m ceilings, insulated to your climate zone

Compliance documentation
- NCC Class 1a compliance statement
- Structural engineering certificate
- SAA electrical certification
- WaterMark plumbing certification
- NATA asbestos-free test report
- SGS silica-free report
- AS 2047 / AS 1288 glazing certificates
Delivery & placement
- Ocean freight to your nearest port
- Customs clearance and biosecurity inspection
- Cartage from port to your site
- Crane lift and placement on foundation
- Expansion, locking and sealing
- Site clean after installation
Connections
- Electrical connection to switchboard or sub-board
- Sub-main cable and trenching up to your included allowance (metres confirmed in your quote)
- Earth stake, bonding, interconnected smoke alarms
- Water connection and backflow prevention
- Sewer and stormwater connection
- Hot water system supplied and installed
Approvals & coordination
- Building approval lodgement (CDC or permit)
- Engineer's certificate for foundation and tie-downs
- Certificate of Electrical Safety
- Plumbing compliance certificate
- Occupation certificate where required
- Coordination of all trades, start to finish
Your responsibility
Not included
These sit outside the contract. We flag them early so there are no surprises once your build slot is booked.
- Land clearing, tree removal, demolition
- Retaining walls and driveways
- Fencing and landscaping
- Upgrades to the existing supply at the main house
- NBN and internet connection
- Furniture, blinds, loose appliances
- Gas connection
- Easement or covenant consents
- Pest control beyond the termite barrier
- Letterbox, clothesline, mail redirection
- Separate metering requested after handover
- Any works caused by inaccurate site information
Your site check covers most of this before you commit — we'll tell you which of these apply to your block and roughly what they cost.

The full unit and factory fit-out, the complete compliance documentation pack, ocean freight, delivery and crane placement, electrical and plumbing connections including a hot water system, and the building approval lodgement with all trade coordination. What do I need to organise myself?
Site-side works: land clearing, retaining walls, driveways, fencing and landscaping, the NBN connection, furniture and loose appliances, and gas if you want it. Your quote lists everything before you sign.
